SEDA Unveils 3 New Oceanway CommunitiesPosted on 13.7.2015
SEDA New Homes, one of Jacksonville’s largest locally owned homebuilders, is unveiling 3 of their newest communities in the fast growing Oceanway area: Howard’s Run, Yellow Bluff Estate and Rouen Cove.
“The Oceanway area has experienced such an economic and entertainment boom within the last few years,” says Linda Semanik of SEDA New Homes. “It is now a destination for nearby residents who flock to the many businesses, restaurants and national retail stores, such as Gander Mountain, Lowes Home Improvement and Walmart that have expanded to the Oceanway area.”
SEDA New Homes designed these communities for the homebuyer who desires the latest in design trends with new one and two-story floorplans that range between 1,600 -2,800 sq. ft. This quaint community features only 38 home sites and a large 3-acre community lake that is stocked with fish, great for the recreational angler. SEDA has many new homes available now for immediate move-in that start from $187,500.
Yellow Bluff Estate is a charming community of only 30 home sites located off Yellow Bluff Road on Bluff Estate Way. The neighborhood offers serene home sites with one third of the lots located on the community’s expansive lake. SEDA is building pre-selected designer homes starting from $204,100 for homebuyers looking to move during the summer.
Rouen Cove, the third SEDA community in the Oceanway area, is expected to have its model grand opening in late July. This community is beautifully located within walking distance to William F. Sheffield Regional Park, a 385 acre area, which when built out, will contain soccer fields, baseball and softball facilities, a community center and pool, skateboard park and nature trails. There are two large ponds within Sheffield Park designated for small boating and fishing.
Rouen Cove consists of 43 home sites conveniently situated across from New Berlin Elementary School, one of Duval County’s top rated schools. For buyers wanting to take advantage of today’s lower interest rates, pre-selected designer homes are currently under construction starting from $212,900.
“Now is the ideal time to buy,” says Semanik. “Interest rates are still low but expected to increase during the second half of the year.”
To help buyers move during the summer, SEDA is offering up to $19,000 in savings for those who purchase a ‘Move-In Ready Home’ during the month of July. Buyers can choose $10,000 in free options, such as their Outdoor Living Special which includes an outdoor kitchen, screen enclosure and pavers on the lanai, or they can choose items for the interior such as refrigerator, 50’ TV mounted on the wall, washer/dryer and window blinds, or a combination of the two. In addition, SEDA will pay up to $9,000 toward total closing costs.
In addition to Sheffield Park, residents of Howards Run, Yellow Bluff Estate and Rouen Cove will be able to enjoy all that nearby Pumpkin Hill Creek Preserve State Park has to offer.

Pumpkin Hill Creek Preserve State Park is one of the largest contiguous areas of coastal uplands remaining in Duval County. It offers an array of activities, such as kayaking, canoeing or bird watching along the marshes and tributaries of the Intracoastal Waterway. Equestrians, off-road bicyclists and hikers will enjoy exploring five miles of multi-use trails.
In addition to these communities, SEDA has other “Move-In Ready Homes” available for immediate occupancy in Nassau and St. Johns Counties.
