SEDA New Homes, one of Jacksonville’s largest locally owned home builders, is now selling in Phase 2 of Woodbrier in Nassau County.

Conveniently located just west of the Intracoastal Waterway Bridge and only 5.1 miles from the ocean, Woodbrier offers homeowners all of the benefits of living in Fernandina Beach or Amelia Island, but at a more affordable price.

Phase 2 is comprised of 41 homesites, many of which are lakefront or cul-de-sac lots with prices starting in the low $200’s and square footages that range from 1,618 sq. ft. to over 2,800 sq. ft.

“This quaint community is very private, with only one way in and out of the community,” says Semanik.

The SEDA model at Woodbrier is the Hillcrest Bonus D. In addition to the 3 bedrooms and 2 bathrooms located downstairs, this plan features an upstairs bonus-room with an optional bathroom. The versatility of this private bonus room area makes this space ideal for a kids retreat, office space or a guest room. The plan features approximately 2,010 sq. ft. of well-designed living space and an open floorplan concept.

This plan showcases elegant features such as a beautifully designed kitchen with 42” cabinets, GE stainless steel appliances, solid surface countertops and a large kitchen island that overlooks the generous size gathering room. The dining room is positioned off of the kitchen with access to the lanai, creating a great space for indoor/outdoor entertaining. The owner’s suites has a dramatic step ceiling, large walk-in closet and a well-appointed owner’s bath.

“Woodbrier offer a great value for the money, with no CDD fees and low HOA dues,” says Semanik. “Another benefit of Woodbrier are the excellent schools.”

SEDA is currently offering up to $23,000 in savings for those buyers who write a contract to build by July 31 during their July Savings Spectacular Promotion. In addition to money toward total closing costs, buyers will receive an Outdoor Living Package valued at $5,000 with items such as a screen enclosure, pavers on the lanai and outdoor ceiling fans, plus $8,000 more to spend on options to personalize their new home.

“This is the time to buy,” says Semanik. “The housing market is hot and these are the best savings of the year.”

In addition to Woodbrier, SEDA New Homes builds in the Nassau county communities of Flora Parke, the Floridian Enclave and The Hideaway and they also will build their floorplan on your personally owned lot.

“For over 36 years, we have made a commitment to customer satisfaction,” says Semanik. “We are proud to have won the ‘Best Local Home Builder’ award 2 years in a row in the Florida Times Union Bold City Best contest. We have a great team who takes pride in their work and it shows.”
